The Charleston market has shifted meaningfully from the frenzy of a few years ago. More inventory, longer marketing times in some segments and increased price reductions are creating opportunities for buyers who know how to evaluate leverage.
Active listings were up 9.1% year over year and new listings increased 11.7% in the July 2026 market data reviewed for this article.
Approximately 27.7% of active listings had experienced a price reduction, while median days on market was approximately 57 days.
That does not mean every seller is negotiable. It means buyers need to understand where leverage actually exists.
Charleston’s Luxury Markets Do Not Move at the Same Pace.
One of the most important parts of buyer representation is understanding the micro-market surrounding the individual property. A broad Charleston statistic rarely tells the whole story.

The closing attorney handles the legal components of the transaction, including title examination, deed preparation, settlement documents and recording.
That does not mean the agent disappears once the contract is signed.
