The latest numbers show a market that is still moving — but pricing, competition and selling timelines look different depending on where in Mount Pleasant you are buying or selling.

What is the Mount Pleasant market doing right now?

The broad Mount Pleasant market remains active, but it is no longer a market where every property behaves the same way. Redfin's latest three-month data through August 2026 shows a median sale price of $915,394, up 0.9% year over year, with homes selling in a median of 64 days.

The bigger story is what happens when you separate 29464 and 29466. The price level, pace and buyer profile differ enough that a single Mount Pleasant headline can hide what is actually happening around a specific home.

The short version

Buyers have more time and negotiating room than they did during the pandemic-era market, but desirable homes still sell. Sellers need accurate neighborhood-level pricing, strong presentation and a realistic strategy from day one.

Important: “Mount Pleasant” is a useful search term, but it is not a useful valuation strategy by itself. The town stretches from older, established 29464 neighborhoods close to Charleston and the beaches to large golf, waterfront and master-planned communities in 29466.

The newest ZIP-level data makes the difference easy to see. Over the three months ending August 2026, 29464 carried a median sale price just under $1 million, while 29466 was just under $900,000. Homes also moved faster in 29464.

South Mount Pleasant includes many of the town's older and more established neighborhoods, with proximity to Downtown Charleston, Sullivan's Island and Isle of Palms influencing buyer demand in many pockets.

South Mount Pleasant: Scarcity, Location and Established Neighborhoods

29464 includes some of Mount Pleasant's most recognizable established areas: Old Village, I'On, Snee Farm, Belle Hall, Creekside Park, Longpoint, Hobcaw Point, Olde Park and numerous smaller neighborhoods that do not behave identically.

That matters because the value drivers can be very specific. Walkability, proximity to Charleston Harbor, deep-water or marsh access, lot size, renovation quality, school zoning, distance to the beaches and even which side of a major road a property sits on can change the relevant comparable set.

The latest Redfin data shows 29464's median near $1 million, but that number should never be treated as the value of an individual home. A renovated property in Old Village and an attached home elsewhere in the ZIP code can technically sit in the same market report while serving entirely different buyers.

North Mount Pleasant: More Scale, More Communities, More Choice

North Mount Pleasant includes larger master-planned, golf and waterfront communities where the section within a development can matter almost as much as the development name itself.

In 29466, buyers encounter a different housing mix. Dunes West, Park West, Carolina Park, RiverTowne, Charleston National, Brickyard and other communities can include several distinct sections, price bands and amenity structures within the same development.

The latest three-month Redfin data puts the 29466 median at $899,611, with a median 70 days on market. That longer timeline does not mean every seller is weak. It means buyers have enough choice to compare condition, lot, amenities and price more carefully.

That is why “North vs. South” is only the first layer. In Mount Pleasant, the next layer is the neighborhood, then the section within that neighborhood, then the individual lot and house.

What the 2026 Market Means for Sellers

Price from the micro-market, not the town average

The broad Mount Pleasant median is useful context. It is not a pricing strategy. Your relevant competition is the group of homes a buyer will compare directly with yours based on location, condition, size, lot, amenities and price.

Presentation matters more in a selective market

When buyers have several credible alternatives, photography, video, property presentation, distribution and the first impression online become part of the pricing conversation.

Do not use 2021 expectations in a 2026 market

Redfin shows the typical Mount Pleasant home selling about 2–3% below list price, while fewer than 10% of sales are closing above asking. Sellers can still achieve strong results, but the market is less forgiving of an optimistic launch price.

Time on market is part of the strategy

With median selling timelines now measured in roughly two months rather than days, sellers need to distinguish between normal market exposure and a listing that is genuinely missing the market.

What the 2026 Market Means for Buyers

Buyers have more breathing room than they did in the most competitive years. Across Mount Pleasant, Redfin reports a 97.6% sale-to-list ratio, with only 9.8% of homes selling above list price in the latest data.

That creates more opportunity to evaluate a home's condition, insurance, HOA or POA structure, renovation needs, flood considerations and comparable sales before making a decision. But it does not mean every desirable property is discounted. Well-positioned homes still attract attention, and the strongest opportunities are often property-specific rather than market-wide.

Relocating or buying a second home? Start with lifestyle before inventory. Commute, beach access, schools, airport access, golf-cart use, amenities, gated communities, boating, HOA structure and proximity to everyday services can narrow Mount Pleasant very quickly.

Mount Pleasant Neighborhood Pricing Is Not Uniform

Current Realtor.com listing data illustrates how wide the spread can be even before you get into property-specific valuation. As of the latest published data through July 2026, median listing prices ranged from roughly $624,500 in Snee Farm to about $3.5 million in I'On and $3.675 million in Old Village Historic District. Other examples included $699,000 in Park West, $765,000 in Dunes West, $1.049 million in Carolina Park and $1.1 million in RiverTowne Country Club.

Those are listing medians, not sold-home values, but they illustrate the point: Mount Pleasant covers a very broad range of housing. A good analysis starts by defining the buyer pool and the correct competitive set.
